Primus Prologis Project Earns LEED-CS Gold

Prologis is a leader in logistics real estate solutions. The renovation of their Riverside facility featured three separate building components totaling 442,000 SF. Primus provided design-build services on this project which achieved LEED Core and Shell (CS) v2009 Gold certification.

LEED-CS certification distinguishes between what the developer is responsible for versus the future tenant. Here, Prologis and Primus were responsible for the design and construction of the mechanical, electrical, plumbing, and fire protection systems which constitute the “shell,” while the tenant of the building will be responsible for upholding the sustainability requirements of the interior build-out, or the “core.”

Primus Sustainability Program Manager Dustin Norton, LEED AP BD+C, WELL AP worked with Prologis’ LEED consultant from project kick off. “Achieving LEED certification was a goal for the owner,” Dustin said.

Because it is located in Riverside, CA, the project was required to also achieve CALGreen sustainable building standards. The overlap between LEED and CALGreen made the process smoother. “CALGreen requires measures for water and energy savings, among other things,” Dustin said. “These are pre-requisites for LEED certification as well.”

Areas that the project received the most points include:

  • Incorporating regional materials (36%)
  • Recycling construction waste (89%)
  • Incorporating recycled content (49%)
  • Water savings (32%)
  • Energy cost savings (58%)

The project also achieved two out of the four possible Regional Priority Credits. One was for renovating an existing building and one was for building in Riverside, a more densely populated area with shorter commute times.
