Primus provided design-build-automate services for CoreX’s 215,000 SF Greenfield cold storage distribution facility in Crown Point, Indiana. The facility was designed to support high-volume frozen food distribution, rapid order fulfillment, and long-term operational efficiency through the integration of advanced warehouse automation, high-density storage systems, and sustainable refrigeration technology.

The multi-temperature facility includes 163,000 SF of frozen storage capacity across three freezer rooms ranging from 46,000 SF to 62,000 SF, operating at temperatures between-10°F and -20°F. Supporting outbound logistics is a 36,000 SF refrigerated dock area featuring 31 dock positions to accommodate high-throughput shipping and receiving operations.

To maximize storage density and improve fulfillment speed, the facility incorporates multiple automated storage technologies, including a Movu Robotics Pack-and-Hold system, Movu Atlas 2D high-density shuttle storage, and an automated layer-picking solution. The Pack-and-Hold system delivers completed pallet loads to the shipping area via pallet conveyor within minutes, helping reduce order processing times and support faster truck turnarounds.

The warehouse storage strategy combines conventional and automated systems to optimize product accessibility and inventory density. The solution includes:

16,822 two-deep selective rack positions

6,276 mobile racking positions

5,311 high-density shuttle storage positions

This provides more than 28,000 total pallet positions throughout the facility. The project also features the highly sought-after Movu four-way shuttle system, with Primus serving as an official U.S. integration partner for Movu technologies.

Facility operations are supported by a modern CO2 refrigeration system, selected for energy efficiency and environmental performance. The project was designed to support LEED Silver certification goals which aligns with operational requirements and sustainable building practices.
