Primus provided design-build services for this 983,000 SF Greenfield distribution campus in North Las Vegas, Nevada. Developed on a challenging 100-acre desert site, the project was executed in multiple phases to support dry grocery, refrigerated, and frozen food distribution operations serving Kroger’s growing western U.S. network.
The campus includes
The diverse mix of facilities allows Kroger to manage multiple product types and distribution functions from a single integrated campus.
Site development presented a significant challenge. Constructed into the side of a mountain, the project required the movement of more than 1 million cubic yards of earth and the use of approximately 70 million gallons of water to achieve proper site compaction and prepare the building pad for construction.
Despite extreme desert temperatures, high winds, and material cost volatility during the COVID-19 pandemic, the project team maintained alignment with Kroger’s operational and budget objectives through continuous collaboration and multiple rounds of value engineering. This flexible approach allowed the team to adapt to evolving supply chain conditions while preserving project goals.
To support grocery distribution in a desert climate, the facility utilizes a low-charge ammonia refrigeration system engineered by Innovative Refrigeration Systems. The design incorporates a prefabricated engine room, roof-mounted evaporators, and integrated automation to provide reliable, energy-efficient cooling across refrigerated and frozen storage environments while minimizing installation impacts.
Designed with future growth in mind, the campus created more than 200 local jobs and expanded Kroger’s western distribution capabilities through improved delivery performance, scalable infrastructure, and long-term operational flexibility.
