Project details

Primus provided design-build services for this 427,000 SF Greenfield cold storage distribution campus in Burleson, Texas. Developed by Saxum Real Estate, the project consists of two Class A speculative cold storage facilities designed to provide flexible, temperature-controlled space for future cold chain users.

The buildings were engineered as convertible cold storage facilities, allowing operating temperatures to range from-10°F to 40°F. This flexibility enables tenants to accommodate a variety of frozen and refrigerated products while adapting to changing customer requirements and market conditions.

Designed to support modern cold storage distribution operations, the campus provides scalable infrastructure that can accommodate a range of food and temperature-controlled logistics applications. By developing speculative cold storage space rather than a build-to-suit facility, Saxum created opportunities for future occupants to customize operations while benefiting from a purpose-built cold storage environment.

The project demonstrates the growing demand for flexible cold chain infrastructure and reflects a development strategy focused on operational adaptability, tenant flexibility, and long-term value creation within the temperature-controlled logistics market.
